Description
Rezoning from RR5 to RR2.5. The Proposed Development will include approximately 74 single-family residential lots with a minimum lot size of 2.5 acres. The lots will generally be located in the north and east areas of the site. Each lot will be accessed by public roadways. The lots will be serviced by individual wells and septic systems. The site will be accessed from multiple intersections on County Line Road to the north of the Site. The existing fire road access locations will remain.

The El Paso County Parks and Community Services Department has reviewed this rezoning application and has no objections to the rezoning of these parcels of land. The rezoning allows the project to fall into accordance with the El Paso County Land Development Code in regards to rural residential lot sizes. EPC Parks looks forward to reviewing forthcoming Preliminary Plans and Final Plats, as well as working with the applicant to plan future recreational amenities including the large 100+ acre open space tract on top of and on the south side of Ben Lomand Mountain.
