Amendment to The Villages at Sterling Ranch PUD Development PUDSP226 Plan/Preliminary Plan, a 227-unit development with 54 attached and 173 detached single-family homes and tracts for parks, open space, trails, utilities, landscaping, and stormwater detention. 38 additional dwelling units for permanent occupancy rentals on the SF lots. Adds the 1-bedroom adu to all preamble products for a total of 3 bedrooms per lot. Changes note 14 and a couple notes in the use table and parking table. Minor change to water supply. Plat was recorded, but should not impact plat add use clarification.

1 On 04/28/2026, PCD mailed "Notice of Administrative Determination" letters for PUDSP261 to surrounding property owners within a 500-foot range (1 address). The potential date an administrative decision can be made is 05/12/2026. Copies of the notice, mailing labels, and selected range have been uploaded to the EDARP file. 1 Black Forest Fire Rescue has reviewed the Villages at Sterling Ranch East Minor PUD Amendment. The proposed addition of accessory dwelling units (ADUs) on previously approved lots does not significantly alter overall density; however, it does introduce increased life safety considerations related to access, water supply, and fire protection. All development shall continue to meet the requirements of the currently adopted fire code, including adequate fire apparatus access (road width, vertical clearance, and turnaround provisions), fire flow and hydrant spacing consistent with an approved centralized water system, and compliance with applicable Wildfire Resiliency Code provisions where adopted. Particular attention should be given to ensuring that the addition of ADUs does not create access constraints, parking conflicts, or impediments to emergency response operations. Any changes to water demand or system configuration shall be coordinated with the fire district to verify adequate fire protection is maintained. 1 1. Typically, the additional address would be assigned to the ADU unit option prior to plat and would be added to the plat. Since the area is already platted we will have to assign these after the fact. Contact me when you are ready for the addresses to be assigned. We should set these addresses up front and not add them as we go, so that there is less room for error.
2. Since there is no plat being recorded, we will have to set an addressing free per hour. To be paid prior to issuance of addressing.
