Due to the proximity of the proposed use to city properties, City Planning requests that the following code language be considered: A. Adult or Child Day Care Center 1. This use shall be located on a collector street with direct access to a Major or Minor arterial roadway and shall meet all requisite state and City licensure requirements. 2. In the A or R-E zone districts, an Adult or Child Day Care Center, Small shall only be permitted as accessory to a principal residential use. 3. In the A zone district, an Adult or Child Day Care Center, Large shall only be permitted as accessory to a principal residential use. 4. This use shall provide the minimum square footage of indoor and outdoor space pursuant to state requirements. No part of the required outdoor space shall be situated within any front building setback. The required outdoor space shall be screened from adjacent residential properties when necessary to reduce play area sounds. It is suggested that a traffic report be submitted with this application to understand if any negative implications may occur to adjacent development due to the increase in traffic volumes. It is also suggested that public notice is processed to notify nearby property owners. No further comment. |

Review 1: EPC DPW Stormwater does not have any comments on the submitted documents for this AL review. However, please note that the site is very close to exceeding the allowable disturbances for water quality facilities and EPC stormwater permits. Consider stabilizing areas of disturbance (bare dirt) to protect downstream water quality and to prevent triggering the need for a water quality facility and EPC stormwater permit in the future.
