BFFR has reviewed the revised Site Development Plan and supporting NFPA 1142 report. Approval is recommended subject to the following conditions: A minimum of 30,000 gallons of usable fire-protection water shall be provided through the proposed cistern system. The cistern, piping, hydrant, and related components shall comply with NFPA 22, NFPA 1142, and BFFR requirements. The complete fire-protection water system shall be installed, filled, tested, and accepted by BFFR before combustible construction or public operation of the site begins. The hydrant details shall be revised to match current BFFR connection, identification, color-coding, signage, and vehicle-protection requirements. Final tank and hydrant construction drawings shall be submitted to BFFR for approval before installation. The applicant shall demonstrate that every proposed structure is within an acceptable fire-department hose-lay distance from the fire-protection water supply. An additional approved outlet may be required if the maximum hose-lay distance cannot be maintained. Fire apparatus access roads shall provide a minimum 20-foot unobstructed width, 13 feet 6 inches of vertical clearance, an approved all-weather driving surface, and grades and turning radii suitable for BFFR apparatus. Parking shall not reduce the required access width. Approved fire-lane markings and signage shall be provided where necessary. Any gates serving fire apparatus access shall provide an approved Knox emergency-access system and shall not restrict the required access width. The proposed emergency access from Howells Road shall remain available and unobstructed. Its final surface, gate, and emergency-use requirements shall be coordinated with BFFR. Fire-flow testing and a full operational test of the cistern, piping, hydrant, and isolation valve shall be witnessed by BFFR before final acceptance. Individual buildings remain subject to separate plan review for fire sprinklers, fire alarms, occupancy requirements, hazardous materials, commercial cooking systems, access, and other applicable provisions of the adopted 2021 International Fire Code and its adopted appendices. The project shall comply with the Colorado Wildfire Resiliency Code. All structures shall be constructed with approved Class A roof assemblies and the ignition-resistant or noncombustible exterior materials required for the site’s assigned wildfire hazard class. A site-specific wildfire hazard classification and the required vegetation-management, defensible-space, and landscape-separation measures shall be completed as part of the applicable building and site reviews. |

Enumerations has the following comments: 1. Previous comments from June of 2020 still apply. 2. All addressing for the new structures will be from Howells Rd. Each of the new structures will require a separate address, with the exception of the cabins and yurts. These will receive a street address that includes all units and each individual unit will use a unit number. 3. The residence currently addressed as 3820 Old Ranch Rd will require an address change since there will no longer be any driveway access to it from Old Ranch Rd. A new address from Howells Rd. will be assigned. Instructions for requesting an address change can be found on the PPRBD website. 4. Submit a detailed copy of this development once the development plan has been approved for address assignment. Once the addresses have been returned they can be used when submitting building plans for permitting.
