- Description
- We have 310 acres on N Peyton Highway that we're working to divide into smaller lots (sub 35 acres). We'd like to discuss the feasibility of splitting a portion, of all of the land into 5-10 acre tracts. We've had a preliminary water analysis completed by a local water engineer and it looks as if there is plenty of water available.

If central water supply is not provided, then cisterns complying with NFPA 1142 are required. The 2022 El Paso County Parks Master Plan shows no impacts to existing or proposed parks, trails, or open space. The proposed Peyton Highway bike route runs along the boundary of the west side of the property and the proposed Judge Orr Primary Regional Trail runs along the southern boundary running east to west. While these are proposed and not within the property it is important to ensure the project does not encroach into the trail corridor. As such no trail easement dedications will be necessary for this project. Regional park fees will be assessed upon review of the forthcoming platting actions.
