1 The Black Forest Land Use Committee recommends approval of this proposal. We have had discussions with the applicant and they seem to be willing to work to keep the rural nature of the club.

They also said they will work to make sure the noise of the pickleball games are deadened by insulation which will be enhanced by being inside the building.

- Site Plan Drawing

Note: If over 1 acre of developed area is added to a lot then permanent water quality treatment (i.e. a stormwater pond or raingarden) is required. It appears that this lot is near that threshold, please document the developed area per comment on site plan.

1 El Paso County Parks Department. The 2022 El Paso County Parks Master Plan shows no impacts by this project to any existing or proposed parks, trails, or open space. As such, no parkland or trail easement dedications will be necessary as this project moves forward. As this is a Variance of Use application, no regional or urban park fees will be assessed as this project moves forward. EPC Parks does not oppose this variance of use. Thank you! 5/12/2026 2:33:00 PM
