Engineering Review Ver.2 No further comments on the LOI or SDP. No new BESQCP will be required. A PRIMARY driveway access permit is required for the property as there is not one on file for the lot. Complete as part of ADR application requirements. DPW is checking on the permit that was received but had a denied status. The following note must be added to the Site Plan drawing: "The owner(s) agree on behalf of him/herself and any developer of builder successors and assignees that owner and/or said successors and assigns shall be required to pay traffic impact fees in accordance with the El Paso County Road Impact Fee Program (Resolution No. 25-377), or any amendments thereto, at or prior to the time of building permit submittals. The fee obligation, if not paid at final plat recording, shall be documents on all sales documents and in plat notes to ensure that a title search would find the fee obligation before sale of the property." --------------------------------------------------------------------------------------------------------------------------------------------- Any commercial business use of the garage will be subject to EPC Road Impact Fees as applicable IAW Resolution 25-337 and require a use application to County Planning Dept.
