1. More information will need to be provided before Enumerations can comment on this project. What exactly is the office being used for? How long will the temporary storage container be used? How many employees will be in the office, how many customers are expected? 2. Once clarification is provided, further comments may need to be submitted by Enumerations. 3. How tall is the proposed fence? Fences over 7’ in height require a permit. El Paso County Conservation Dist

The El Paso County Conservation District has review this and we would like to make the following input: Erosion Control Due to the size of area that the mapped site shows, we see there is likelihood for erosion from both wind and heavy rain events, which can affect both neighbors and potentially affect the portion of the Black Squirrel Creek Drainage that runs through this property and is visible via Google maps. however, we understand that since this is likely to be an area that experiences heavy traffic through the proposed use, planting vegetative cover like we typically suggest will not be the proper course of action to mitigate this concern. As a substitute practice to mitigate this risk, we would like to see this applicant apply a rocky mulch such as pea gravel, 1/2" to 1" crushed rock/concrete, or a similar material to a depth of 1-2" deep on all areas within the proposed yard where the proposed use is to leave bare ground. Doing this will substantially reduce the risk of wind and water caused erosion concerns we have. If the applicant can implement this suggestion, EPCCD will be satisfied with their commitment to the soil, wildlife, watershed health, and safety to community in the area. |

1 | Does the applicant have a commercial well or have commercial as a beneficial use on his well permit? If they do not, they would need to apply to the State to get that use added to their well permit and comply with the rules and regulations for the district. | 2/3/2026 2:10:03 PM | |

Thank you for the opportunity to review the Special Use for a Rural Home Occupation! Upon reviewing the project and site location, El Paso County Parks staff has found that there are no immediate impacts to El Paso County parks, trails, open space, or other El Paso County Parks related items. Staff has identified a proposed bicycle route along South Blaney Road, it is recommended to ensure project related items are out of the ROW. El Paso County Parks staff will not have comments regarding this project. Thank you! Ashlyn Mathy Parks Planner Park Planning Division El Paso County Parks Department Office: 719.520.6999 |
