Gateway Trucking Revised Variance of Use
Description
Expansion of the previous Variance of Use (VA154) to allow Gateway Trucking to continue operations on property zoned A-35 (Agricultural). The closest LDC definitions are Trucking and Motor Freight Terminal with Outside Storage. Previously processed as a Contractor's Equipment Yard. **Conditions of approval from the previous Variance were not met.** No Site Development Plan in place (PPR2133 abandoned). CDOT has requirements - not yet met. Applicant is proposing a new Variance application to expand the use. Two 10,000 gallon diesel fuel tanks are on site. Twelve to twenty employees. At least 25 semi-trucks and 55 trailers. **A new Site Development Plan application will be required following the expanded Variance. All aspects of LDC Ch 6 need to be met (Parking, Lighting, Landscaping, etc.). Outside Storage standards need to be met.
