Each residential building must be clearly marked with the address numbers. Address numbers for each residence shall also be posted at the main driveway entrance. Address numbers shall be a minimum of 5 in. A fire protection water supply would be required – The standard would be a 13,500-gallon cistern; however, the fire department would not be opposed to a proposed alternative water supply or system, which may include a reduction in the minimum amount of water supply. Please submit alternative water supply options and justification. The driveway exceeds 150 FT – the driveway is required to be a minimum of 10 FT in unobstructed width. Vertical Clearance. At least 13 feet 6 inches of vertical clearance shall be provided and maintained over the full width of an emergency vehicle lane or driveway. Emergency vehicle lanes and required driveways shall be designed, constructed, and maintained to accommodate the load of the largest apparatus typically used to respond to that location. Gate Location and Dimensions. Gates shall be located a minimum of 30 feet from the public right-of-way and shall not open outward. The opening provided through a gate shall be 2 feet wider than the traveled way. A structure in a planned building area shall be separated from another structure by at least 30 feet and shall be located at least 25 feet from a lot, parcel, or tract line. A structure in a planned building area that exceeds 2 stories or 30 feet in height above average adjacent ground elevation and is not protected by an automatic sprinkler system shall be separated from other structures by at least 50 feet and shall be located at least 25 feet from a lot, parcel, or tract line. The following are required. Class A roof. No portion of trees or other vegetation within 10 ft of chimney outlets. Trees within defensible space shall be pruned to minimize ladder fuels. 1. Enumerations does not have any comment regarding the Variance of Use aspect of this project. 2. The property only shows one address for both existing homes on this parcel. If the variance is approved, we will need to assign an address for the second home. 3. In addition, if the variance is approved, please contact Becky Allen (beckya@pprbd.org) for an address for the new residence/ADU. All separate homes on properties require a separate address.
