Description
The proposed QAS (Valvoline) Instant Oil Change is anticipated to be approximately 0.894 acres and the building will have a 2,673-SF net area (Footprint 1,339-SF, 1,334-SF Lower level) and will provide two services bays for oil change and service, a small customer waiting area, a restroom, an office, and ancillary spaces. Valvoline would provide 9 parking stalls, including one (1) ADA stall. There is no off-site work anticipated, with the potential exception of utility connections.

A PRECON meeting is required prior to issuance of Notice to Proceed.
Site Development Plan cannot be approved until the Final Plat is recorded.
An access permit will be required prior to NTP. This can be submitted online through EDARP.

CSU has three (3) comments to be addressed for PPR2513:

Action Item: Gas and electric meter locations on plan view and building elevations must be shown and labeled.

Action Item: Add note " Gas meters must be a minimum of 3-feet from doors, operable windows, or any vents or openings in walls."

Action Item: Add note “CSU Field Engineer to determine final gas meter and service line locations. Contact Field Engineering at 719-668-4985 (Gas) with any questions.”

El Paso County Parks and Community Services. The 2022 El Paso County Parks Master Plan shows no impacts to existing or proposed parks, trails, or open space. As such, no trail easements or park land dedications are necessary. As this is a commercial site plan development application, no regional park fees will be assessed, however an update to the EPC Land Development Code over the next year and half may or may not change this fee requirement.
