1. Updated draft of SIA attached. Acceptable edits from applicant have been accepted. 2. The SIA as written does not specifically obligate Richmond to build anything. Without having Exhibit K or knowing which Phase the Richmond Deferred Sidewalks are in, I am unable to propose edits to address this. Please add language to the SIA and/or the Addendum, as applicable, to capture Richmond's obligations. |

Our CAO will craft a unique SIA to address the phasing of improvements within one recorded plat: Expect to provide 6 FAES for the sidewalks One FAE per lot owner and per phase. In addition, start crafting an exhibit that lists out each address per phase so that we can use this list to limit sales and building permits for the latter phases. Contact Elizabeth for a meeting on what is to be required in each FAE. The uniquely crafted SIA will be completed as Ms. Seago , CAO has time. It could be a couple of weeks. Thanks, Kari Parsons |

Engineering comments provided by E. Nijkamp and C. Durham It has been identified that the developer would like to phase the work for filing 3. This should be done concurrent with this SIA amendment. Engineering recommends a meeting with your engineer to discuss the needs listed below. FAE's will be needed for the following: 1. for the over all phase 1 minus the deferred sidewalk portions. This should include all common improvements that must be installed with phase 1 to make the subdivision function. 2. a deferred sidewalk FAE for phase. 3. an overall FAE for phase 2 4. a deferred sidewalk FAE for phase 2 5. an overall FAE for phase 3 6. a deferred sidewalk FAE for phase 3 Exhibit(s) for the each of the FAE's listed above will be needed (in pairs of two will be acceptable). This should be a total of three exhibits. A list of address, in addition to the exhibits above, broken into phases. The SIA will need to be updated to reflect the phasing and the deferred sidewalk. It was mentioned that you would like to have each builder post the Financial assurance for their respective deferred sidewalk. This will be reflected in the SIA amendment as a party to this document. |
