As requested by the county (email, March 28, 2023), the Colorado Geological Survey (CGS) has reviewed the submittal (File # VR235, located at 39.0559, -104.456). Documents relevant to our review included an Application (February 7, 2023), a Letter of Intent for Peyton Ranches Filing No. 1A, a Natural Features Report, and a Final Plat (all by MVE, Project No. 61140, February 14, 2023), and a Soils and Geology Study (RMG, Job No. 176395, September 25, 2020) with an Appendix (B) with a Subsurface Soil Investigation (RMG, Job No. 159645, September 8, 2017). The applicant requests a replat of a portion of lot 104, Peyton Ranches (MVE, Project No. 61140, February 14, 2023) to create Lot 104 A on 8.594 acres for a single residential development.

CGS agrees, in general, with RMG’s interpretation of site geology and their identification of geologic hazards and constraints and the mitigation they recommend for these conditions. CGS has no objection to the planned development as shown, provided all RMG’s recommendations are strictly adhered to, especially that a lot-specific investigation is required for all future structures as stated by RMG (p. 14).

The Upper Black Squirrel Creek GWMD offers the following comment. In looking at the water supply information for Peyton Ranches Filing No. 1 A, the applicant is asking for a total of 1 acre-foot for an 8.594 acre parcel. Peyton Ranches Filing 1 A lots are only allowed 0.53 acre-feet in the Denver aquifer yearly, and 3,000 sq. feet of irrigation, and are also required to have a meter installed. There would be no difference with this lot. They would be required to follow the same standards set forth in the water supply plan. The applicant should be aware that when they apply for a well permit that is what they will get, not what they are currently asking for. 3/29/2023 11:11:06 AM
