Colorado Parks and Wildlife (CPW) has reviewed the plans for the 4-Way Commercial Site Development Plan in El Paso County. Colorado Parks and Wildlife (CPW) is in receipt of the above referenced permit application and is familiar with the site. Based both on the location and type of action that has been taken CPW anticipates that the impacts to the wildlife resource from this project would be negligible. 1. Standard Development comments: a. For assignment of addressing for lots and tracts, place addressing marker (xxx) where they are intended to be utilized. Addressing marker for lots should be front door. b. Provide a 100 scale copy or larger of the entire APPROVED development plan (d.p.) to this department so that addressing can be assigned. Once received, the development plan will be placed on a list to be addressed. Development plans that are not yet approved may be addressed, however additional plan review fees will accrue if changes are made to the D.P. after initial addressing. 2. How tall is the perimeter fence? If it exceeds 7’, a separate address will need to be assigned along with a separate permit. Please clarify if this is the fencing on page C2. 3. The covered parking is a carport or canopy? Please include construction drawing. Carports and canopies are required to have separate addresses and permits. 4. Enumeration will not number the storage units within the storage buildings. 5. Signs will require separate addressing and separate permits. 6. Unstudied A zone is on the parcel. RBC 313.18.5 applies and requires a CLOMR or LOMR to establish "FEMA approved BFEs" to be shown on the plat RBC313.18.5 Subdivision Proposals. All subdivision proposals shall be consistent with the need to minimize flood damage; All subdivision proposals shall have public utilities and facilities such as sewer, gas, electrical, and water systems located and constructed to minimize flood damage; All subdivision proposals shall have adequate drainage provided to reduce exposure to flood damage; FEMA approved base flood elevation data and 100-year floodplain boundaries shall be provided and shown on plats for subdivision proposals and other proposed developments that contain at least fifty lots or five (5) acres, whichever is less; All buildable lots less than two and one half (2½) acres in size are required to be located entirely outside of the 100-year floodplain. Lands within the 100-year floodplain shall be established in a tract, and require that the owner maintain the tract. Buildable lots two and one half (2½) acres and larger, are required to have the 100-year floodplain contained in a drainage easement dedicated by plat in the name of the governing body with the restrictions of “No Build” and “No Storage of any Materials”; |
