Enumerations has the following comments:

1. After reviewing the building plans for the apartments proposed for this site, it has been determined that it is a single building. Therefore, a single address has been assigned for this parcel. The address of 1160 Crawford Ave. should be used when submitting building plans, and the address needs to be added to this plat in the appropriate location.
2. Enumerations will review the mylar prior to recording as per usual procedure. An Enumerations fee of $10 will be due at the time of mylar review.

1. The Water Supply Information Summary estimates indoor household use at 0.18 acre-feet/year/unit and irrigation demand at 0.13 acre-feet/year for 2 acres of irrigation. The presumptive demand amounts in the Land Development Code are 0.20 acre-feet/year/unit for multi-family indoor use and 2.46 acre-feet/year for each acre of irrigation. Please provide justification in the Water Resources Report for the applicant’s estimated demand figures being lower than the Code’s presumptive demand.
2. Please correct the WSIS to state that Security Water District is the water provider in Section 10.
3. The WSIS states that the total water demand for the subdivision is 4.08 AF/year. This is more than the amount committed in the water commitment letter and contained in both the Water Resource Report and SEO letter. Please reconcile and provide updated documentation as appropriate.
4. Please provide a corrected letter from the State Engineer’s Office identifying Security Water District as the water provider, or written acknowledgement from that office that they have received that information and updated their records accordingly.

Enumerations has the following comments:

1. The letter of intent for this project states that the final plat will be recorded prior to submittal of a development plan. However, the letter of intent also states that there are multiple buildings proposed as part of that development plan. This means that the final plat will need to show a range of addresses. In order to assign the range of addresses to be shown on this plat, Enumerations needs a copy of the development plan to use to assign addresses. Once assigned, the range of addresses needs to be shown on the plat.
2. Enumerations will review the mylar prior to recording as per usual procedure. An Enumerations fee of $10 will be due at the time of mylar review.

Regarding a request for approval of a final plat for Crawford Apartments Subdivision, Enumerations has the following comments:

1. It is unclear to me from the letter of intent if there is one proposed building, or multiple buildings intended for this site. This will affect the address assignment for this plat. When submitting a copy of this plat for address assignment, it needs to be accompanied by a copy of the development plan showing all buildings proposed for this project.

Fountain Mutual Irritation Co. (FMIC) canal system is located north of the proposed Crawford Multi-Family site which is located along Crawford Ave. and west of Grinnell Street. The FMIC canal system is located just north of Wageman Dr. and crosses Grinnell Street from west to east into the existing Fountain Valley School property. Existing drainage from the proposed Crawford Multi-Family development project will be discharged primarily into the existing concrete drainage channel located on the east side side of Grinnell Street that flows south and then east and discharges into the existing Carp Lake (McRae Reservoir) pond site. This drainage was approved under the previously approved Fountain Valley Ranch development project(s). Due to the location of the FMIC canal north of this proposed development project, FMIC takes no further exception to this final plat or development project. 3/21/2023 8:01:34 AM
