Colorado Parks and Wildlife (CPW) has reviewed the plans for the High View Estates in El Paso County. Colorado Parks and Wildlife (CPW) is in receipt of the above referenced permit application and is familiar with the site. Based both on the location and type of action that has been taken CPW anticipates that the impacts to the wildlife resource from this project would be negligible.

We appreciate being given the opportunity to comment. Please feel free to contact District Wildlife Manager, Aaron Berscheid, should you have any questions or require additional information at 719-439-9601 or via email at aaron.berscheid@state.co.us

The Colorado Geological Survey (CGS) has reviewed SP2227. We previously reviewed the site (39.0911, -104.707) on April 27, 2022, and August 16, 2022. Our previous comment about Plat Note 7 remains relevant and is repeated here:

“CGS recommends that Plat note #7 be expanded, or an additional note is added to the plat stating Entech’s recommendation p.8 “Individual investigations for new building sites and septic systems will be required before construction.”

Regarding a request for approval of a final plat for High View Estates, Enumerations has the following comments:

1. Since all of the proposed lots will access from the internal private street, Brick Heights, the existing residence will require a formal address change. This address change request should accompany the final plat when it is submitted to Enumerations for review and approval. Instructions for requesting an address change can be found on the PPRBD website.
2. Submit a copy of this plat to Enumerations for address assignment. Once the addressing is returned, the addresses need to be added to the plat.
3. Prior to recording, Enumerations will review the mylar for addressing, title block, and street naming. An Enumerations fee of $10/lot to which an address is assigned will be due at the time of mylar review.
