Black Forest Land Use Committee

The Black Forest Land Use Committee has reviewed this proposal and recommends that the original zoning remain in place and no changes be made. There are several reasons for this. 1. The original PUD provided a transition from the small lots in Walden to the 2.5-acre lots in Settlers Ranch to the large lots to the east of Steppler Road. This proposal removes much of that transition. 2. Even though the county master plan permits 2.5-acre lots, it also requires open space and conservation of natural areas. This proposal fills the parcel with residential lots. 3. The county master plan also requires compatibility with surrounding parcels. While this may be compatible with the areas to the north and west, it is not compatible with the parcels to the south and east. |
