Review 1 comments are as follows:

-Submit a traffic study for review in the next submittal. Reference ECM appendix B for all of the traffic criteria and B.8 for report contents.
-See pages 12 and 13 for "Considerations for Approving Access Point" in the attached Highway 94 Access Management Plan and include responses to those questions in the traffic study.

The Ellicott Fire Department has no objections to the rezone from RR-5 Residential to CS Commercial of this property as described above. The fire department would request the additional drive access be all-weather surface (gravel) and a minimum of 16 FT with an entry width of 24 FT (as practical). Need to ensure that there is an address sign with clearly visible 5 IN or greater address numbers at the entrance. There is no issues with the current use, however the addition of commercial buildings may require on-site firefighting water supply in the form of a 30,000 gallon cistern.
There is a $100.00 review fee payable to the Ellicott Fire Department. Please submit this payment to:
