Please remove the Assessors signature block as it is no longer required since the PID and traffic note are BOTH included. Please make sure Lori has finalized the PID application with the BOCC-write the PID reception number in the plat note. A reception number is noted but verify that is the correct one. Plat cant be recorded until that is done. 7/6/2022 2:24:40 PM

Planner ONLY plat comment version 3. The landscape in the private lots required by the PUD must be installed by developer; add note as requested. State entity for maintenance for that landscape. 5/25/2022 12:04:27 PM

Please revise all contracts/agreements to have the Planning and Community Director as signature authority w/ a notary; this is an admin plat so BOCC does not sign, nor does the Clerk attest the BoCC signature.

The Park Advisory Board recommends that the Planning Commission and the Board of County Commissioners include the following condition(s) when considering and/or approving the Skyline at Lorson Ranch Filing No. 1 Final Plat: fees in lieu of land dedication for regional park purposes in the amount of $39,100 and urban park purposes in the amount of $24,650 will be required upon recording of this Final Plat. Public Service Company of Colorado dba X-cel Energy
1/3/2022 9:17:32 AM
Public Service Company of Colorado’s (PSCo) Right of Way & Permits Referral Desk has determined there is a potential conflict with the above captioned project. Public Service Company has existing electric transmission lines and associated land rights as shown within this property. Any activity including grading, proposed landscaping, erosion control or similar activities involving our existing right-of-way will require Public Service Company approval. Encroachments across Public Service Company’s easements must be reviewed for safety standards, operational and maintenance clearances, liability issues, and acknowledged with a Public Service Company License Agreement to be executed with the property owner. PSCo is requesting that, prior to any final approval of the development plan/plat, it is the responsibility of the property owner/developer/contractor to have this project assigned to a Land Rights Agent for development plan review and execution of a License Agreement (via website www.xcelenergy.com/rightofway or email coloradorightofway@xcelenergy.com). 1/3/2022 9:17:32 AM
