As requested by the county (email, April 9, 2024), the Colorado Geological Survey (CGS) has reviewed the resubmittal (File PUDSP235, located at 38.9953°, -104.5718°). Documents included for our review included a Soils and Geology Study (Entech Engineering, Job No. 220455, February 12, 2024). We understand that the proposed development for Meridian Ranch is a 441-unit single-family PUD (Planned Unit Development) on 148.873 acres within the existing Meridian Ranch Community.

CGS generally agrees with Entech’s geologic interpretation, identification of hazards and constraints related to the site geology, and their proposed mitigation. Provided all of Entech’s recommendations are strictly adhered to, CGS has no objection to the PUD Development / Preliminary Plan.

As requested by the county (email, December 12, 2023), the Colorado Geological Survey (CGS) has reviewed the submittal (File PUDSP235, located at 38.9953°, -104.5718°). We understand that the proposed development for Meridian Ranch is a 441-unit single-family PUD (Planned Unit Development) on 148.873 acres within the existing Meridian Ranch Community. A geology and soils report is required for any subdivision. The submitted report is a Subsurface Soil Investigation. Although it is an excellent report for this project, it does not meet the requirements of Section 8.4 of the El Paso County Land Development Code for a geology and soils report required for all preliminary plans. CGS looks forward to reviewing this report prior to acceptance of the preliminary plan by the county.

• For assignment of addressing for lots and tracts, place addressing marker (xxx) where they are intended to be utilized. Addressing marker for lots should be front door.
• Provide a 100 scale copy or larger of the entire APPROVED development plan (d.p.) to this department so that addressing can be assigned. Once received, the development plan will be placed on a list to be addressed. Development plans that are not yet approved may be addressed, however additional plan review fees will accrue if changes are made to the D.P. after initial addressing.

The Water Supply Information Summary states that household use will be 137 AF total, which includes irrigation, and adds an additional demand of 0.7 AF for additional irrigation. Both the Water Resources Report and Commitment Letter state that total estimated demand is 137 AF. Please make the necessary changes to ensure that demand figures are consistent across all documents.
