Review 2 comments:
Comments are resolved. The County is amenable to the recommendation presented by Matrix in the memorandum titled Corvallis Development - Pennycress Drive dated December 2, 2021. The memorandum noted "...neither the Corvallis Development or the Glen at Widefield development need to have the Pennycress Drive connection to function and we recommend eliminating the roadway from both developments." Disregard previous comments requiring the extension of Pennycress Drive from Glenn at Widefield development to Corvallis development.

Traffic Impact Study
1. Update the TIS to calculate the dollar amount of the developer's fair share contribution for future signal at Mesa Ridge and Spring Glen Drive intersection and Marksheffel/Peaceful Valley Rd intersection. County requests the City include a condition of approval for the developer to escrow for the benefit of El Paso County the Developer's fair share contribution for these two future signal.
2. Update the background traffic to account for traffic from Glen at Widefield using Pennycrest to Lorson Blvd in order to go northbound on Marksheffel Road.
