CGS reviewed this site (38.888, -104.6847) in 2014 and 2020/2021 and provided comments to the county. An addendum to the soils and geology study (RMG Engineers (RMG), dated March 20, 2022) and the original soils and geology study (RMG, Revised January 18, 2021) were provided. CGS agrees with RMG’s interpretation and conclusions in their response letter (January 18, 2021) regarding the mapped seasonal wet and shallow groundwater areas and the site drainages. We also agree with their recommendation against full-depth basements for select lots, as depicted in Figure 4 in their geology and soils report (March 20, 2022) and on the preliminary plan (April 29, 2022). Provided RMG’s recommendations are strictly adhered to, CGS has no objections to the approval of the preliminary plan minor amendment to convert 40 single-family lots of the previously approved plan to multi-family units. The Soil & Geology Conditions note on the preliminary plan (Drexel, Barrell & CO., April 29, 2022) should be updated to include RMG’s revised report. Submitted 7/8/2022 by Amy Crandall, P.E.
