All engineering comments on plans have been addressed. NOTE: 1. Upload CAD base drawing of the construction drawings and plat with the final signature approval submittal per ECM 5.9.3. CAD shall have at least two survey reference points. 2. Per Condition 7 of the BOCC approval letter for the Preliminary Plan Amendment for Trails at Aspen Ridge states: "Within 1 year of recording Trails at Aspen Ridge Filing No. 2, Developer shall provide signal warrant analyses for the Bradley Road and Legacy Hill Drive intersection to the EPC Planning and Community Development and Department of Public Works for review. If signal warrants are not met at this time, warrant analyses shall be updated every six months thereafter unless otherwise changed in writing by the County Engineer. When Signal warrants are met, and upon direction from the County Engineer, the improvements to the intersection shall be fully collateralized within one month and construction started on the improvements within six months". As Filing No. 2 plat was recorded on July 14, 2021, a signal warrant analyses report needs to be provided to the County. The report can be included as part of the Final Plat submittals for any of the other filings in review, or may be submitted as a stand alone document. Regarding a request for approval of a final plat for The Trails at Aspen Ridge Filing No. 4, Enumerations has the following comments: 1. The layout for this portion of the Aspen Ridge development has changed from the original configuration. When submitting a copy of this plat to Enumerations for addressing, please include a copy of the new overall layout. We are particularly interested in the street labeled as Schoonover Dr. since it appears it will continue into future phases. This will allow for consistent addressing throughout the development. 2. Per Regional Building Code, section RBC312.8 addresses must appear on plats. Submit a 100 scale copy of the plat to our office for addressing. Place an (xxxx) on all lots and tracts which will require an address, in the location the address will be needed. Once addressing is completed, the addresses will be returned so that they may be placed on the mylar prior to recording. 3. Prior to recording, Enumerations will review the mylar for addressing, title block, street names and floodplain statement. A fee of $10 per lot/tract addressed, payable to Pikes Peak Regional Building Department will be due at the time of mylar review. 4. Provide a copy of the final recorded plat to Enumerations. Approval of any plans submitted for this development will be pending receipt in our office of a copy of the final recorded plat. 5. Page 2 still shows the street name of Keyhole Drive incorrectly. Documents for this referral include Geologic Hazard Additional Borings, Springs at Waterview East (Trails at Aspen Ridge) by Entech Engineering, dated August 9, 2019. We last provided comments for portions of this subdivision on 7.19.19. We appreciate the addition of a clear figure (Fig. 1) in Entech’s response addendum depicting locations of the test borings. However, the use of the same color (red) for TB’s with the same numbers (1, 2, and 3) makes it unclear which ones relate to the dates given in the legend. The layout shown for Filing No. 4 has changed since we received that copy. Morning All, Street names were previously approved with the exception of the street labeled as "BULL DRIVE RUN". This was approved and reserved as "BULL RUN DR." for this project, request the plat map be corrected. I am also under the assumption that Keyhole DR and Fish Hook DR are public streets and the suffix was changed from the reserved POINT designation to reflect this. G. West |
