Review #4:
- Once confirmation that CDOT comments per the email correspondence sent on 9/23/21 are resolved then upload signed engineering documents for final signature approval. Additionally, the County is waiting for CDOT's required escrow for off-site improvements.
- Upload CAD base drawing of the construction drawings and plat with the final signature approval submittal per
- Update the Plat to include the following note: "Perimeter drains and sump pumps shall not directly discharge onto public ROW."
- Update the PE wet stamp on the submitted engineering documents to include the date of signature through the seal. Per DORA bylaws Section 1.5.A.3. "The manual or electronic signature of the licensee and date of signature shall be affixed to the document. The signature of the licensee and date of signature shall appear through the seal."
- The district approvals signature blocks in the Water & Sanitary Plans must be signed before the County Engineer signs the plan sets.
- Update the Financial Assurance Estimate (FAE) Form using the latest 2022 FAE form.
- Update the FAE to include the construction cost of the Traffic Signal per the email sent on 3/30/22. (attached).
- Update the Traffic Memo to include the fair share escrow amount required from Filing 3 for the traffic signal installation per the email sent on 3/20/22.
- Coordinate with the County Attorney's Office to update the Subdivision Improvement Agreement per the email sent on 3/20/22.

1. Per Regional Building Code, section RBC312.8 addresses must appear on plats. Submit a 100 scale copy of the plat to our office for addressing. Place an (xxxx) on all lots and tracts which will require an address, in the location the address will be needed. Once addressing is completed, the addresses will be returned so that they may be placed on the mylar prior to recording.
2. Prior to recording, Enumerations will review the mylar for addressing, title block, street names and floodplain statement. A fee of $10 per lot/tract addressed, payable to Pikes Peak Regional Building Department will be due at the time of mylar review.
3. Provide a copy of the final recorded plat to Enumerations. Approval of any plans submitted for this development will be pending receipt in our office of a copy of the final recorded plat.

Colorado Geological Survey's geotechnical concerns have been previously addressed as part of multiple Springs East at
Waterview / Trails at Aspen Ridge reviews. No geologic hazards or unusual geotechnical constraints are present which would preclude the proposed residential use and density. Provided recommendations in the following reports are adhered to, CGS has no objection to approval of SF2122:

1) Geologic Hazard Additional Borings, Springs at Waterview East (Trails at Aspen Ridge) South Powers and Bradley Road (Entech Engineering Inc. Job No. 170039, August 9, 2019),
2) Soil, Geology, and Geologic Hazard, Springs at Waterview East (Entech Engineering, Inc. Job No. 170039, revised February 8, 2019), and
3) Geologic Hazard Addendum, Springs at Waterview East (Entech Engineering, Inc. Job No. 170039, April 10, 2019).

These reports should be specifically referenced on the plat.
