Trails at Aspen Ridge PUDSP Amendment
Description
PUDSP for Springs East at Waterview to increase number of units from 786 to 865 which is the max permitted by sketch plan. FOR LOTS WHICH ARE SUBJECT TO SETBACKS OF EITHER 3 FT OR 7 FT, THE GOVERNING DIMENSIONAL STANDARD IS 10 FOOT BUILDING SEPARATION. LOTS MAY HAVE SETBACKS WHICH DIFFER FROM THE 3 FT OR 7 FT AS IDENTIFIED, AS LONG AS THE 10 FOOT BUILDING SEPARATION IS MAINTAINED. MINIMUM SETBACK IS 3 FEET AS LONG AS THE 10 FOOT BUILDING SEPARATION IS MAINTAINED.

Regarding a request for approval of an amendment to a PUD development plan, Enumerations has the following comments:

1. Since the number of lots contained in this development is changing, the overall plan that was provided to Enumerations for use when assigning addresses for phase 1 is now outdated. When submitting the next phase to Enumerations for address assignment, include a copy of the new overall development layout so that consistent addressing can be assigned.

Colorado Geological Survey's geotechnical concerns were previously addressed as part of multiple Springs East at Waterview / Trails at Aspen Ridge PUDSP191 reviews. No geologic hazards or unusual geotechnical constraints are present which would preclude the proposed increase in density. As discussed previously, provided Entech's geotechnical recommendations (Soil, Geology, and Geologic Hazard, Springs at Waterview East, Entech Engineering, Inc., revised February 8, 2019) are adhered to, CGS has no objection to approval of PUDSP213. 2/23/2021 9:53:27 AM
