Staff is unable to provide comments in Blubeam on the LOI (its locked) please upload a pdf that is not flattened, Please note the water demands noted in the Water MP analysis are different than the SF units noted in the service plan-please correct. Why are 3 lots being excluded from the District? Will they not benefit by the Districts improvements (drainage, road access, etc)...? Please provide more justification as to why the District is needed. The WWSD has not stated they refuse to construct the X additional feet of wastewater line and or line to the development, but rather that they can not pay for it. Can the develop pay the district back if the District were to construct? How many feet is the water and wastewater lines from the nearest terminus adjacent to the property? The adjacent development is served by the District on all sides... It is likely the new MP replacing the Policy Plan and small area plan will be adopted before this item is scheduled for hearing. Have you contacted the School D 38 to address the capacity concerns? The developer is proposed to have a significant payback for improvements in the financial plan, what additional costs outside of the estimated infrastructure costs are they encoring if the District is approved and created? |

In July 2020, the school district submitted the following comment regarding the EDARP for the Cloverleaf rezone: Lewis-Palmer School District 38 requests cash in-lieu-of land funds for any residential lots developed in the Cloverleaf area. The LPSD administration and Board of Education would also like to inform the County Board of Commissioners that the elementary school and the middle school serving these families are both at or approaching capacity. The school district has no further comment at this time (December 2020). |
