Please provide the HOA docs. The applicant is proposing the HOA maintain the drainage, and private roads. The Agreements (Pond Maintenance and License) are proposed to be between the HOA and the County. We will verify the HOA has been created and CCRS are recorded by County Staff with the plat recordation or by applicant prior to Plat recording (reception number written on plat ) so the entity can sign the contracts with the County which are then recorded before the plat and their reception numbers written on the plat. If you choose to record the HOA docs please verify the provisions for maintenance and ownership of roads, tracts, detention, etc are included and provide the recorded copy. 4/15/2021 7:58:44 AM

1. The spelling of the street name Foerster Grass View was changed to Forester Grass View. Foerster Grass, come to find out is t type of grass. Is this the spelling you want? Please clarity.
2. The unique addressing that was sent to you on the last submittal needs to be on the plat as a plat note; Lots 1-24 addressed from Vanhoutte View, 25-40 addressed from Serviceberry Grove, 41-44 addressed from Fountain Grass Grove, 65-74 addressed from Fountain Grass Grove 75-88 addressed from Purple Fountain Point , 95-100 addressed from Foerster Grass View-with addresses placed on the front & rear of the home. LOTS 45-64 will be addressed from Hannah Ridge Drive, 89-94 will be addressed from Foerster Grass View-with addressed placed on the front only.
3. For assignment of addressing for lots and tracts, place addressing marker (xxx) where they are intended to be utilized. Lot marker placement to be front door. Please clarify.

Standard final plat comments:
1. $10.00 per lot & tract platting fee will be due at the time of the review of the mylar (2 addresses per lot & tract). If an address is not needed on a tract then no fee applies. Check should be made out to PIKES PEAK REGIONAL BUILDING DEPARTMENT or PPRBD. Paid directly to the Enumerations Department. Mark the tract locations so that we know how much to change for each tract, please.

2. A copy of the final recorded plat is required prior to plan submittal for RESIDENTIAL. Amy@pprbd.org

3. Standard final plat comments still apply, but with RBD being closed, there are a few new changes to Enumerations review of the Mylar. Please, send a pdf of the final plat document (intended plat of record) to the Enumerations reviewer that reviewed the project. We will then check the mylar for the normal things we look at on a plat, address, street names, title block and floodplain statement. Then we will stamp off on that document with an RBD check stamp, if all is accurate. This will be our copy of record that we plan to see once the document is recorded, minus a few signatures on the main sheet. Please contact your reviewer in Enumerations for instruction on payment.

If the developer wishes to include the subdivision in Public Improvement District No. 2, please complete the attached petition in full and submit to the County Attorney's Office, along with a legal description of the subdivision in Word. (If the developer wishes to join PID No. 3, please contact the EPC Planner for the correct petition.)

State law requires that legal notice of the BoCC hearing to include the property in the PID be published for three weeks. Developer is responsible for reimbursing the County Attorney's Office for the cost of publication.

The inclusion hearing must be held before the plat is recorded and requires 3 weeks of published notice. The County Attorney's Office makes every attempt to schedule the inclusion hearing on the date of BoCC or administrative approval of the plat, or as close thereto as possible. The developer and County Planning are responsible to keep the County Attorney's Office informed of the anticipated plat approval date.

Pursuant to paragraph 8 of the agreement, please amend the Declaration to add a provision specifically referring to the Agreement and stating that the Agreement is incorporated into the covenants and touches and concerns each and every lot in the subdivision.

Also note that the name of the HOA needs to be updated in the bylaws and Declaration.
