In my comments on 11-1920, I stated that the barn needed to be converted from residential to commercial. The plan has been submitted for the barn as a barn w/loft is 12740 Black Forest Road. Plan R125629 & permit M78797. The intent letter states that the future barn is to be re-purposed in use as a studio/shop to support corporate functions of the company roof specialties. This seems to be commercial and not residential. The permit and the plan are for residential. You will have to do a change of occupancy from a residential U to a commercial B/S (?) before you can use it for any part of the business function. Please clarify the intent.

1. With respect to the Detention Maintenance Agreement, the comment dated Oct. 14 has not been addressed.
2. This application is subject to the El Paso County Road Impact Fee. The Fee is due at the time of building permit. The fee applicable to Office uses is currently $3,372 / 1,000 sq. ft., resulting in an estimated fee of $25,795.80. If the applicant elects to join a Public Improvement District with either a 5-mil or a 10-mil mill levy, the amount of the fee due up front would decrease.

1. The barn was not permitted through Regional Building Department. Assuming is was considered at the time a residential agricultural building and did not require a review and permit from RBD. Please clarify. This building will need to be converted to commercial use and will require a separate address, since it is being used for commercial use.
2. All free standing signs will be assigned a separate address an permit.
