If open space, drainage, and landscape tracts are designed in this subdivision MVEA requests these areas be listed to include utilities. Claremont Business Park No. 2 has been previously reviewed by CGS on May 11, 2017 and January 5, 2018 (SP-17-004, 16 lots), January 8, 2020 (SP197, 11 lots), and July 3, 2020 (SF2014 10 lots). As we have previously stated, the site (38.8531, -104.684) does not contain steep slopes, is not undermined, and there are no geologic hazards or unusual geotechnical constraints present that would preclude the proposed commercial/industrial uses and density. CGS previously reviewed a Preliminary Subsurface Soil Investigation, Meadowbrook Parkway and Marksheffel Road (Entech Engineering Job No. 161395, September 12, 2016). CGS was recently made aware of, as part of the SP197 documents, a Geotechnical Engineering Report, Claremont Business Park Filing No. 2 (Terracon Project No. 23055071, May 30, 2006), with a letter from Terracon (6/17/2020) confirming that the 2006 conclusions and recommendations remain applicable. Provided Entech’s and Terracon's recommendations are adhered to, CGS has no objection to approval of the plat as proposed. A geologic hazard report has not been prepared for this project. Specifically, Terracon has identified compressible soils and Entech has identified loose soils. Both constraints are associated with the eolian (windblown) and recent alluvium depicted on published geologic maps (Elsmere Quadrangle, 2003) that also identifies artificial fill within the site. Due to these and other conditions at the site, we recommend site specific investigations for individual structures, including testing and analysis for designing foundations, floor systems, subsurface drainage, pavements, etc. and to investigate the engineering properties of the eolian, alluvial and artificial fill mapped within the site. Deep wetting beneath the building sites can cause compression and/or collapse of the eolian and recent alluvial sands beneath the site. The compression (collapse) potential of the deeper eolian sands should be evaluated in the site-specific investigations along with evaluation of the mapped fill locations. Entech’s recommendations must be strictly adhered to especially for perimeter drains and the removal and replacement of the loose sand, encountered as deep as 9 feet below groundsurface (test borings 3 and 6, reporting blow counts of 8 and 9 per foot respectively at 9 feet). 1. Changes to SIA suggested on July 14 have not been addressed. 2. Review of the Detention Maintenance Agreement has not yet been completed. Initial comments: a. All of the subdivision property owners must be made parties to the Agreement. b. In addition, the drainage report calls for 2 sand filter basins, while the Agreement only identifies 1 detention basis/BMP. c. Finally, the drainage report calls for shared responsibility among lot owners for maintenance, while the Agreement calls for the owner of Tract A to retain maintenance responsibility. When the detention basins/BMPs lie in a separate tract, maintenance responsibility cannot remain with the owner of the tract unless the owner is a property owner's association or a special district. If no association is to be created, and if none of the metro districts in which the property lies will accept maintenance responsibility, the applicant must determine how maintenance will be shared among the lot owners and provide such details in this or a separate agreement, so that the responsibility runs with lots and is binding on all lot successors and assigns. |

All addresses for this project will be assigned from the private interior streets. Street names have already been approved 2. Per Regional Building Code, section RBC312.8 addresses must appear on plats. Submit a 100 scale copy of the plat to our office for addressing. Place an (xxxx) on all lots and tracts which will require an address, in the location the address will be needed. Once addressing is completed, the addresses will be returned so that they may be placed on the mylar prior to recording. 3. Prior to recording, Enumerations will review the mylar for addressing, title block, street names and floodplain statement. Colorado Geological Survey review of Claremont Business Park 2 Filing 1, File Number SF2014: Claremont Business Park No. 2 has been previously reviewed by CGS (May 11, 2017 and January 5, 2018 [SP-17-004, 16 lots], and January 8, 2020 [SP197, 11 lots]). The proposed lot layout has changed since our last review, and ten lots are currently proposed. The site does not contain steep slopes, is not undermined, and there are no geologic hazards or unusual geotechnical constraints present that would preclude the proposed commercial/industrial uses and density. CGS previously reviewed a Preliminary Subsurface Soil Investigation, Meadowbrook Parkway and Marksheffel Road (Entech Engineering Job No. 161395, September 12, 2016). CGS was recently made aware of, as part of the current SP197 documents, a Geotechnical Engineering Report, Claremont Business Park Filing No. 2 (Terracon Project No. 23055071, May 30, 2006), with a letter from Terracon (6/17/2020) confirming that their 2006 conclusions and recommendations remain applicable. Provided Entech’s and Terracon's recommendations are adhered to, CGS has no objection to approval of the plat as proposed.
