1. Still pending is the request in writing to change the address of 3295 Hodgen Road and the address change fee. See link (Request to change/verification of addresses)https://www.pprbd.org/File/Resources/Downloads/Addressing/REQUEST_TO_CHANGE_ADDRESS%202018.pdf The address change need to be complete within a day or 2 of when the area is platted. Enumeration will not sign off on the mylar if the request to change the address and the fee is not receive. 2. Standard final plat comments still apply, but with RBD being closed, there are a few new changes to Enumerations review of the Mylar. Please, send a pdf of the final plat document (intended plat of record) to the Enumerations reviewer that reviewed the project. We will then check the mylar for the normal things we look at on a plat, address, street names, title block and floodplain statement. Then we will stamp off on that document with an RBD check stamp, if all is accurate. This will be our copy of record that we plan to see once the document is recorded, minus a few signatures on the main sheet. Please contact your reviewer in Enumerations for instruction on payment. |

Please be aware that the project ahs been reassigned to Nina Ruiz. The review was completed based upon reviewing the previous comments provided by Gabe and not based upon a re-review of all items submitted. It is noted that the letter of intent does not specifically address each review criteria. Specifically, the Policy Plan, Small Area Plan, and Water Master Plan. Staff understands that these comments were not previously made so staff will not "take a second bite" but highly recommends that the letter is amended to address each criteria in an effort to convey to those hearing bodies that you meet all criteria. Additional redlines and comments may be uploaded upon completion of the PCD engineering division review. |

If the developer wishes to include the subdivision in Public Improvement District No. 2, please complete the attached petition in full and submit to the County Attorney's Office, along with a legal description of the subdivision in Word. State law requires that legal notice of the BoCC hearing to include the property in the PID be published for three weeks. Developer is responsible for reimbursing the County Attorney's Office for the cost of publication. The inclusion hearing must be held before the plat is recorded and requires 3 weeks of published notice. The County Attorney's Office makes every attempt to schedule the inclusion hearing on the date of BoCC or administrative approval of the plat, or as close thereto as possible. The developer and County Planning are responsible to keep the County Attorney's Office informed of the anticipated plat approval date. |

County Attorney - Development Review
12/3/2019 2:56:42 PM |
If the developer wishes to include the subdivision in Public Improvement District No. 2, please complete the attached petition in full and submit to the County Attorney's Office, along with a legal description of the subdivision in Word. State law requires that legal notice of the BoCC hearing to include the property in the PID be published. Developer is responsible for reimbursing the County Attorney's Office for the cost of publication. The inclusion hearing must be held before the plat is recorded. The County Attorney's Office makes every attempt to schedule the inclusion hearing on the date of BoCC or administrative approval of the plat, or as close thereto as possible. The developer and County Planning are responsible to keep the County Attorney's Office informed of the anticipated plat approval date. |

The primary wildland fuel type for this proposal is grassland with scattered trees having a low wildfire hazard potential. No special fire mitigation plans or other actions are necessary for final approval by the Colorado State Forest Service. | 11/25/2019 1:37:22 PM
Lewis Palmer 38

In April of 2019, the Lewis-Palmer Board of Education did request cash in-lieu-of land funding for this development. Lewis-Palmer has no additional comments at this time regarding this request for approval of the final plat. However, in light of the failure of a recent bond measure to build a new elementary school, the school district does wish to remind the County Planning Commission that continued housing growth without additional schools will ultimately impact the quality of education for Lewis-Palmer students. | 11/21/2019 12:49:54 PM
