In order to initiate recording, you will need to complete the following checklist:
1. Schedule meeting with PCD to review the below items and ready the plat for recording.
2. Submit mylar with all signatures complete other than PCD Director. Include PPRBD stamp from enumerations.
3. Provide a new title commitment prepared within 30 days of submission. Previous title commitment is considered expired at this stage.
4. Provide ad valorem zero tax certificate indicating zero balance due on lots.
5. Pay recording fees.

Regarding a request for approval of a final plat for E & M Subdivision Filing No. 1, enumerations has the following comments:

1. The township and section shown in the title block are incorrect.
2. The address of this parcel will not change with this replat. The address needs to be shown on the plat.
3. Enumerations will review the mylar prior to recording for addressing, title block, street names and floodplain statement. No Enumerations fee will be due at the time of review since the address is existing.

CGS agrees with Entech (Plot Plan Review, 8884 Towner Avenue, Lot 58, The Meadows Filing No. 3, Peyton, Colorado, August 2, 2019) that there are no geologic hazards or unusual geotechnical constraints present that preclude vacation/modification of the no-build area on Lot 58, The Meadows Filing 3 to allow construction of a garage or pole barn. CGS therefore has no objection to approval of VR201.
The recommendations in Entech's Subsurface Soi! Investigation, Pole Barn, 8884 Towner Avenue (July 31, 2019) are valid.
