Redline attached. Please make requested changes and resubmit. No infrastructure is being constructed or dedicated to the public with this plat. Addidionally, note typographic errors in reception number on plat notes 18 and 21, as well as in Cardinal Financial signature block. Note 28 should include reception number for CC&Rs as amended and as shown in title commitment, and note 27 should be slightly edited for purpose of clarity.

In order to receive signature from PCD Director, the following changes shall be made to the plat document:
1. Note 1 – you need to fill in the effective date for the title commitment and update the file number. The file number printed on the plat reflects the previous one. Correct file number is 64749ECS and date is 12/19/2019.
2. Bottom right corner – plat is dated February 2017 and says “sheet 1 of 5.” Please update the date and sheet number.
3. Check for recording has been voided. Please provide a new check when you are ready to submit for recording.

Please submit a revised plat document including the above changes prior to providing a new mylar and check for recording.

In order to initiate recording, please complete the following checklist:
1. Schedule meeting with PCD to review the below items and ready the plat for recording.
2. Submit mylar with all signatures complete other than PCD Director. Include PPRBD stamp from enumerations.
3. Provide a new title commitment prepared within 30 days of submission. Previous title commitment is dated October 2, 2019 and is considered expired.
4. Provide ad valorem zero tax certificate indicating zero balance due on lots.
5. Pay recording fees.

Include the following note in the PCD Director signature block between approval date and signature:

"Previous plat name in entirety is amended for the areas described by this Plat Amendment/Lot Line Adjustment subject to all covenants, conditions, and restrictions recorded against and appurtenant to the original plat recorded in the Office of the El Paso County Clerk and Recorder, Reception # ___________________."

This can be included on the mylar. No additional review prior to mylar submission is necessary.

1. On the AS PLATTED why is 111 depicted on either side of the platted image of the lots 110 & 111? Lot 109 is on the west end and lot 112 is on the east end.
2. Note 25, floodplain statement should be replaced with the following. ACCORDING TO THE CURRENT EFFECTIVE FEDERAL EMERGENCY MANAGEMENT AGENCY FLOOD INSURANCE RATE MAP, THE SUBJECT PROPERTY IS LOCATED OUTSIDE THE BOUNDARY OF THE 100 YEAR FLOODPLAIN
3. Enumerations will review the mylar prior to plat. NO platting fee is due. A copy of the final recorded plat is required prior to plan submittal for RESIDENTIAL. Amy@pprbd.org
