The structure that the proposed business is to be run out of must be permitted with PPRB before approval of the special use can be granted. The building appears to be built within the setbacks, if this is the case, a Board of Adjustment may be required prior to PPRB permitting. | 2/6/2020 8:55:44 AM
Upper Black Squirrel Creek GWMD

The Board of Directors of the Upper Black Squirrel Creek GWMD reviewed the application and advises the applicant that he will need to add commercial use to his small capacity well permit to be in compliance if he is going to be running a business out of his home. It will not change the uses or amounts of his permit but if he does not he could be in violation of his well permit, which is only for domestic purposes. | 2/5/2020 4:04:59 PM

Comments provided by Elizabeth Niijkamp, 719-520-7852 A driveway access permit is required for this site. The application may be obtained through the EDARP process. Once obtained, please upload into this project for your records. Please state in the Letter of Intent if these vehicles are anticipated to be empty and how many trips you anticipate per day. Please note that one vehicle coming in the site and leaving the site is two trips. In general count how many vehicles would enter the site each day, then multiply by 2 for the number of trips (assuming they would leave out in the morning and return that evening that would be two trips). Please do this for the anticipated added vehicles, do not include your personal home trips in this calculation. The letter of intent should call out the "additional" trips anticipated for this new use. Please show on the site plan where these vehicles would park, and confirm in the letter of intent that the additional disturbance would not exceed an acre. |

EPC Code Enforcement

There appears to be more equipment as well as materials stored on the property than what is listed in the LOI (see uploaded pictures). Additionally, the equipment is typically always parked outside when Code Enforcement inspects. I have concerns that the LOI says the equipment will be stored inside the structure "most of the time". An outside storage/parking area should be designated on the site plan to cover the times that the equipment and materials are not stored inside the structure. If not already obtained, a building permit is needed for the garage. | 12/6/2019 7:57:13 PM

Upper Black Squirrel Creek GWMD
12/3/2019 3:31:55 PM |
The Upper Black Squirrel Creek GWMD only comment is that if the applicant is running a business out of their home they will need to add commercial as a use on their well permit. Their permit is for domestic uses and this is not covered under that. They will be in violation of their well permit if they are running a commercial business on their domestic well. They need to contact the Division of Water Resources and have this use added to their well permit. | 12/3/2019 3:31:55 PM
