1. There is no correspondence with this resubmittal answering my question regarding signage and whether the sign is currently posted or not. Therefore, Enumerations is assuming that the sign with addresses is not currently posted. A plat note will be required for the permanent signage to be posted at the intersection of Walker Road and Kerry Run Road. The sign needs to be running in the north/south direction.
2. The plat note correcting the floodplain statement has not been done.

The available referral documents include: Soils and Geology And Wastewater Treatment System Evaluation for Walker Reserve (Groundwater Investigation LLC [GWI], June 27, 2019), including Subsurface Soil Investigation, Lot 1, Walker Reserve, Walker Road, and Subsurface Soil Investigation, Lot 2, Walker Reserve, Walker Road (Parr Engineering and Consulting, Inc., May 16, 2019)

GWI's general assessment of site geologic constraints is valid. Constraints include erosion, expansive soils, and shallow, perched water. The site contains isolated areas of moderate slopes associated with an intermittent drainage, but is not exposed to any geologic hazards or unusual geotechnical constraints that would preclude the existing and proposed residential use and slight increase in density.

We have concerns about the validity of Parr's Lot 1 and Lot 2 Subsurface Soil Investigations: It is unclear how Parr determined relative density without standard penetration testing (blow counts, or N-values) or penetrometer testing. Their samples appear to be grab samples from cuttings produced through solid stem auger drilling, which are inherently disturbed samples. No swell-consolidation testing was performed to quantify swell in response to wetting under a load. Swell potential is related to clay mineralogy; index properties and plasticity do not necessarily correlate to swell potential.

Goal A.4.3.A. of the Trails Addendum to the Black Forest Preservation Plan is for provision of neighborhood trails in new developments that can ultimately connect to the regional trail system. The Cherry Creek regional trail is southwest of this property and there are planned bicycle routes along Walker Road and Highway 83. Recommend trail easements along the 30' Roadway Dedications.

1. A request was placed with Jennifer Irvin with El Paso County to have a permanent sign installed at the corner of Kerry Run Road & Walker Road, September of 2017 listing all of the address north of Walker road. I never heard back from her to see if it was installed. Can this be clarified?
If this was not done it will be required to have a permanent sign with all addresses place on the sign north of Walker Road & Kerry Run Road, to include the 2 new address. The distance from Walker Road running east/west by Kerry Run Road to the north/south extension location of Walker Road to all the lots running East/west are too far away from what is truly Walker Road. See attached for all addresses that need to be posted on permanent signage.

2. Provide driveway locations so that addresses can be assign for the 2 lots.

3. The El Paso County floodplain maps have updated since December 7, 2018. The new map series is ā€œGā€. The new effective date is December 7, 2018. Edit Floodplain statement.

1. A separate onsite wastewater treatment report and soils report were not submitted.
2. The fire commitment letter does not indicate there is a subdivision being proposed.
3. There are existing structures, well, and septic. Please confirm these will all be contained on one lot and they will meet the setback requirements to the new lot lines.
4. Prior to recording we will need:
-the recording fee+ any applicable impact fees
-tax valorem showing a zero balance
-title dated within 30 days
-any required agreements to be signed by all parties (SIA, pond agreement, etc)

The Mylar will need to be signed by all parties other than El Paso County and have the PPRBD stamp placed on it.
5. The maintenance agreement does not include all pages. Please provide all pages.
6. The water supply information summary is not completely filled out. Please fill out all portions of the form.
7. Please add the type of equipment the fire department has available to the fire report.
8.The letter of intent indicates access is by private ROW, but the drawing shows ROW dedication. Please clarify. If private roads are being proposed, please ensure the waiver request includes the required justification in chapter 7.
9. The letter of intent can be strengthened. Please consider adding a more detailed analysis of the small area plan that includes specific citations of the Plan. All new applications are to be reviewed for compliance with the Water Master Plan, please include an analysis. The letter of intent should specifically address all the criteria for approval for the preliminary and final plat.
