- To minimize any confusion, remove the standalone Grading & Erosion Control Plan (24 x 36) document item. The design engineer included the Grading and Erosion Control Plan within the Construction Drawings plan set.
- SWMP (Will be reviewed on the resubmittal when the latest SWMP checklist is uploaded)
- Utility construction drawings will be reviewed on the resubmittal. The construction drawings shall be separated to the specific improvements being constructed for the particular filing which also matches the quantities identified in the financial assurance estimate.

Regarding a request for approval of a final plat for Riverbend Residential Filing No. 2, Enumerations has the following comments:

1. Pages 2-4 of the plat are missing from this resubmittal. Enumerations cannot perform a full review without those pages.
2. Applicant should submit a large format copy of this development to Enumerations so that addressing can be assigned.



Floodplain has the following comments:

1. As noted in Enumerations comments to the submission for Riverbend Residential Preliminary plan, Lots 18-20 contain floodplain area. Per Regional Building Code section RBC313.18.5 these lots cannot be platted while they contain floodplain area. This submission states that there is no FEMA action being pursued with this plat. What is the plan to remove these lots from the floodplain? If they will not be removed, then they must be platted at a tract and the rest of the lots re-numbered. Contact Floodplain Adminsitrator Keith Curtis (keith@pprbd.org, 719-327-2898) with questions or concerns.

Regarding a request for approval of a final plat for Riverbend Residential Filing No. 2, Enumerations has the following comments:

1. Prior to recording, Enumerations will review the mylar for addressing, title block, street names and floodplain statement. A fee of $10 per lot/tract addressed, payable to Pikes Peak Regional Building Department will be due at the time of mylar review.
2. Provide a copy of the final recorded plat to Enumerations. Approval of any plans submitted for this development will be pending receipt in our office of a copy of the final recorded plat.



Floodplain has the following comments:

1. This project lies in portions of 2 different FEMA FIRM panels and both panel numbers should be shown on the plat. New FEMA FIRM panels recently became effective for El Paso County. The floodplain statement must be updated to show the new information: Panel numbers 08041C0951G and 08041C0763G, both with effective dates of December 7, 2018.
