Regarding a request for approval of a final plat for Riverbend Residential Filing No. 1, Enumerations has the following comments:

1. The Cul-de-sac containing lots 123-130 meets the criteria to require its’ own street name. Add a street name from the approved list, or submit a proposed street name to E911 if you need another street name approved.
2. The street suffix Boulevard is shown in the County street naming criteria as being a major roadway with a median. One of the streets was approved as Booker Blvd. After discussion with E911, this suffix was approved in error and should be changed to either Street or Drive.
3. Provide a copy of this plat to Enumerations for addressing purposes. Mark with (XXXX) the locations on all lots and tracts where an address is required. Once addresses have been returned, they need to appear on the plat in the appropriate locations.
4. Prior to recording, Enumerations will review the mylar for addressing, title block, street names and floodplain statement. An Enumerations fee of $10 per lot/tract assigned an address will be due at the time of mylar review.
5. Enumerations will not approve any building plans submitted for this area without a copy of the final recorded plat in our records.

Floodplain has the following comments:

1. With the reconfiguration of the lots since the last review, the requirements of the Floodplain Code are met. Contact Floodplain Administrator Keith Curtis (keith@pprd.org, 719-327-2898) with any questions or concerns.

1. The streets shown on this plat are shown as Tract A along with the street names, which would indicate that all of these are private streets. Private streets usually have the suffixes of either Grove, Heights, Point or View. If these are to be private roads, verify with Justin Annan at El Paso/Teller 911 that the use of public street designators is acceptable.
2. The Cul-de-sac containing Lots 127-132 does not have a street name shown. This street should be named.
3. Previous Enumerations comments still apply.


Floodplain has the following comments:

1. Lots 18, 19 and 20 all contain floodplain area. Per Regional Building Code section RBC313.18.5, all buildable lots less than 2.5 acres must be located outside of floodplain areas. What is the plan to remove these lots from the floodplain? These lots cannot be platted while there is identified floodplain located on them. Regarding a request for approval of a final plat for Riverbend Residential Filing No. 1, Enumerations has the following comments:

1. Prior to recording, Enumerations will review the mylar for addressing, title block, street names and floodplain statement. A fee of $10 per lot/tract addressed, payable to Pikes Peak Regional Building Department will be due at the time of mylar review.
2. Provide a copy of the final recorded plat to Enumerations. Approval of any plans submitted for this development will be pending receipt in our office of a copy of the final recorded plat.



Floodplain has the following comments:

1. This project lies in portions of 2 different FEMA FIRM panels and both panel numbers should be shown on the plat. New FEMA FIRM panels recently became effective for El Paso County. The floodplain statement must be updated to show the new information: Panel numbers 08041C0951G and 08041C0763G, both with effective dates of December 7, 2018.
2. Our current floodplain overlay shows floodplain area in the approximate location of Lots 19-21. Per Regional Building Code section RBC313.18.5, all buildable lots less than 2.5 acres must be located entirely outside of the floodplain area. Contact Floodplain Administrator Keith Curtis (Keith@pprbd.org, 719-327-2898) to discuss.
