Project Name
Intent of Owner is to construct a wastewater pumping facility and access driveway within 4-Way Ranch Metropolitan District holdings located NW of Highway 24 and Stapleton Drive in Falcon, Colorado. Site occupies part of Sections 13 and 28, Township 12 South, Range 64 West of the 6th P.M. Site is located within a current 131.5-acre tract and currently zoned PUD. Parcel schedule number is 4200000366. Site will include a 24’ x 25’ building, approximately 19’ tall. Construction of facility is planned to start early this summer. Facility will NOT be customer-oriented, and will not have customer traffic. A locked gate with access code will prevent access to anyone other than District operations staff. Access to the site will be via a future platted right-of-way, but initially through an access easement off of 4-Way Ranch Filing #1 at intersection of Thatcher Court and Gilbert Drive.
The property is located on the north side of Stapleton Drive between Eastonville and US Highway 24 within the approved Waterbury PUD development area.

2. Please include a spreadsheet outlining the necessary landscaping in comparison to what has been provided.
3. Please add standard ADA note and ADA route.

Enumerations/Floodplain has the following comments:

1. Is the proposed access the black highlighted line leading to Stapleton Road on page 2?
2. Once the subdivision is built the substation address will have to change address to the direct access. Enumerations needs in writing, that this is understood.
