Regarding a request for a final plat for The Trails at Aspen Ridge Filing No. 1, Enumerations has the following comments:

1. The street name of Legacy Dr. is still shown on this plat even though that street name was disapproved and the replacement name of Legacy Hill Dr. was approved. Correct this street name on the plat.
2. Enumerations has previously requested a copy of the entire Trails at Aspen Ridge development to use for addressing purposes. However, the copy that was provided contained contour lines that rendered it unusable for our purposes. A follow up request by Enumerations for a copy without the contour lines was not responded to. We still need this copy in order to assign consistent addressing throughout all phases of this development. Indicate all lots and tracts which will require an address with (XXXX).
3. Enumerations will review the mylar prior to recording for addressing, title block, street names and floodplain statement. An Enumerations fee of $10 per lot/tract addressed will be due at the time of mylar review.
4. Provide a copy of the final recorded plat. Enumerations will not approve any building plans submitted for review/permit without a copy of the final recorded plat in our records.



Floodplain has the following comments:

1. The effective date of the FEMA FIRM panel shown in the floodplain statement should read as December 7, 2018.

Do to the number of comments and the complex nature of the comments the resubmission will be reviewed as though it is the initial submittal, meaning there will likely be new comments. Be advised there is a fee for review after the 3rd review.

General
1. The preliminary plan as submitted does not match the approved preliminary plan. You will need to either amend the preliminary plan or amend the final plat submittal.
2. All engineering items are to be approved prior to the item being scheduled for hearing.
3. If approved, the applicant will need to provide collateral prior to construction.
4. If approved, all impact fees (other than road impact fee) are to be paid at the time of recording the final plat.
5. The soils and geology report identifies the potential need for perimeter drains. Those lots should be identified as a plat note requirement.
Water/Waste Commitment/ Report
1. The letter references a PUD zoning. The property is not zoned PUD. An application has been submitted for a PUDSP (not paid yet so not active), If the intent is to include this area in the PUDSP we will require the PUDSP to go to hearing at the same time as, or before, the final plat.
2. The wastewater report does not meet the requirements outlined in 8.4.8.E.2. It has been some time since the original sketch plan approval where wastewater was reviewed. It should be reaffirmed that the District has capacity to serve the proposed subdivision.
Title
1.There are several easements for MVEA. Please confirm that this easement is either shown on the plat or that MVEA has agreed to vacate it in order to establish a new easement.

2. Per Regional Building Code, section RBC312.8 addresses must appear on plats. Submit a 100 scale copy of the plat to our office for addressing. Place an (xxxx) on all lots and tracts which will require an address, in the location the address will be needed. Once addressing is completed, the addresses will be returned so that they may be placed on the mylar prior to recording. Since this development is larger than just this plat, please provide a copy of the entire development for addressing so that addresses can be assigned correctly and consistently throughout.
