2 | EPC requires adequate screening / opaque fencing (6ft height requirement) when there are properties of different uses adjacent to each other within the County Jurisdiction. The 2022 El Paso County Parks Master Plan shows no impacts by this project to any existing or proposed parks, trails, or open space. Staff would like to note that a new Regional Trail alignment will be proposed in the area along the eastern and southern parcel boundaries. No parkland or trail easement dedications will be necessary as this project moves forward. Regional and urban park fees will be assessed upon review of any associated forthcoming preliminary plans and final plats, if required in the future. Thank you!
