V1_Planning review: Showing full conformance with the current Code's development standards (Chapter 6, parking, lighting, landscaping, etc.) is not required because you are not expanding or changing the use on the property. However, please ensure that the standard parking spaces meet the minimum dimensional requirement of 9' x 18'. Add the following note to your site plan drawing: The parties responsible for this plan have familiarized themselves with all current accessibility criteria and specifications and the proposed plan reflects all site elements required by the applicable ADA design standards and guidelines as published by the United States Department of Justice. Approval of this plan by El Paso County does not assure compliance with the ADA or any regulations or guidelines enacted or promulgated under or with respect to such laws. The Fire Protection District has not yet provided comment. Please keep in mind that they may request a wider driveway access for emergency response. Review 1: EPC DPW Stormwater has no comments on the submitted documents. Since there will be soil disturbance associated with this project, please provide the following document upon resubmittal (the planner will need to send an upload request): - PCM Applicability Form Note: A Permanent Control Measure (i.e. stormwater pond, rain garden, etc.) will be required when over 1 acre of impervious area (pavement, concrete, buildings, gravel, etc.) have been added to the lot since 2008. Since the church itself is pre-2008, it does not count towards this value. The new parking lot is only ~0.37 acres so you are not close to triggering this requirement, but it's worth keeping in mind for future development of this lot.
