Engineering Review – Version 3 Because the scope of off-site improvements has expanded to include replacement of existing sidewalk segments within the right-of-way that were not included in the first two submittals, please provide the following: 1) A Financial Assurance Estimate Form covering all proposed right-of-way improvements, including sidewalk, curb and gutter, and any other applicable items. 2) A separate construction drawing set for the off-site improvements. This set can simply include Sheet C8 (Accessibility Grading Plan) and C9 (Construction Details) from the current Site Development Plan plan set, along with a new cover sheet containing County signature blocks. No new design sheets are required. Please note that a Work in the Right-of-Way Permit is required prior to construction of any right-of-way improvements. The permit can be obtained at: https://www.epc-rowpermit.com/ Additional Notes: 1) Driveway access permits have been approved for both entrances (AP26792 and AP26793). 2) EPC Road Impact Fees do not apply to this project. The existing use was legally established prior to January 2010, and both the existing and proposed uses fall under the “general commercial” land-use category. Engineering Review V2: Please resubmit the civil drawings from the original submittal (previously included with the Site Development Plan) that show the grading for the pedestrian ramps within the right-of-way at the driveway entrances. These sheets contained unresolved comments, and the information is needed for re-review to confirm compliance with EPC standards and ADA requirements. Engineering comments have been resolved for the following documents: -Letter of Intent -Site Development Plan Driveway access permits have been approved for both entrances (AP26792, AP26793). EPC Road Impact Fees are not applicable to this project. The existing use was legally established prior to January 2010, and the existing and proposed use would both be classified as general commercial under the program.
