2 Pallas, Please see the attached PDF. It contains 3 documents: the Site Plan, Letter of Intent, and Road Impact Fee Form. The comments from engineering last week are referencing the attached PDF, which is a marked up copy of your Version 2 (V2) Submittal. The engineering comments referenced V3, which means you need to submit a revised Version 3 of these documents.

There are comments on all 3 documents. At the end of the PDF, the comments are listed in a list, so you can go through each document and check them off one by one.

The Building Department also had comments, so please reach out to them for any questions on their comments.

Let me know if you have questions on any of the blue/green comments in the attached PDF.

2 1. Please use the address of for 8450 Oil Well Road all fencing over 7foot.
2. The site plan is showing a proposed home off Oil Well Road. When speaking with the owner she knew nothing about this. Permit for home is Q25399 for 8440 Oil Well Road.
Based on the note on the site plan included with the new home, the old home is abandoned. Is this accurate? Since the new home is addressed as 8440 Oil Well Road the fencing is being issued from Oil Well Road. The address of 38435 Judge Orr Road should no longer be used.

How many and where are the RV’s to be locate?
Any old (winterized) RV’s that were used temporarily over the winter to provide
temporary shelter to the humans helping me care for my animals on the property
are being removed from the property.

What is the maximum number of kennels expected?
10 Current – 32 additional future

What is the number of animals expected?
I would like to have up to a maximum of 50 personal canine adoptions

This is for dogs only or other animals?
Domesticated northern breed canines only.
American Akita and Japanese Akita, Alaskan Malamute and Siberian Husky, Samoyed Shiba and Hokkaido Norwegian Elkhound.

The applicant plans on removing all RVs except for those privately owned by the applicant.
No one is living in the RV’s

It appears each overall kennel has 8 spaces each for a total addition of 32 to the 10 current, with 50 animals.
This is for Dogs ONLY – specifically domesticated northern breed canines only.
FYI – These types of dogs are highly intelligent, energetic, and independent. They require significant daily exercise and stimulation. These will require a lot of work.

Please show the fire department access road width (minimum 16 FT wide).
The width of the gate to enter the property will be in accordance with the 16 ft wide
entrance required.

Please show the roadway design and material that will provide an all-weather surface capable of supporting the loads of a Fire Truck. – The over 300 ft setback will have to be approved
It is a gravel top road on flat surface that is already approved by the county as a
(driveway) and actively being developed by my general contractor and will adhere to the 16ft requirements.
I do not see where the Fire department did a review of the driveway for the driveway permit. It appears to be a comment from the county planner that a driveway access permit is required. Access roads and driveways over 300 Ft require Fire Department Approval – access roads over 750 FT require special Approval. Road widths must be shown on the plans.

We will have a turnaround on this driveway/road that the firetrucks can easily use
100 FT turnaround must be shown on the plans.

The kennel site should be addressed separately from the residential site.
It looks like this is also a requirement of Enumerations.
Individual addressing is required.

A monument sign with the name of the road and the address shall be posted at the beginning of the driveway and visible from the street. Letter and number shall be a minimum of 5 IN in height ½ IN stroke width. Individual buildings with separate addresses shall be posted with the Address.

I am actively looking for (ideally) either 2 ABOVE ground 15,000 gallon tanks or one
30,000-gallon tank.
• I have water rights to 4 wells on my property.
I currently have two active wells on my property.
? 1 permitted for my home.
? 1 active Ag well, that came with my property.
• The 3rd well, located near the driveway/road off Judge Orr, will be actively supplying water to these tanks for our personal use. This well is currently inactive but will be refurbished in the coming weeks by my well company, Barnhart. They have done my 2 previous wells.
This will need to be submitted to the fire department and approved prior to construction. This may require a permit.

1 1. The fencing exceeds 7’ therefore, a separate address will need to be assigned along with a separate permit.
2. .Any permittable structure that will be used for this business will be assigned a separate address.
On the site plan mark the structures that will be used for this project. Label the structures that are proposed, as proposed. Add a north arrow to the site plan. Label the existing home (shown on the El Paso County Assessor’s website) with existing address.
