- Joyful Bapist Baptist Church is planning to erect a 24' x 44' modular building between the two existing buildings on the property. The building is planned to have two exit doors. 4-6 windows, IBC/ADA compliant landing and ramp, skirting, zeriscape landscaping, IBC compliant anchoring, professionally prepared foundation, electrical service for HVAC and lighting. Restrooms are not planned as they are immediately available in the two adjacent buildings. The primary use will be for church choir and praise team rehearsals. Secondary use is for church group meetings and Sunday School. There will be no permanent occupancy.

Engineering Review Ver.1 Please see the engineering review comments A complete site development plan drawing of the entire property boundary is needed. Access points along Springcrest Rd must be closed and the landscaping stabilized. Erosion and sediment discharge is occurring into the ROW. These are not approved access points. The site plan drawing needs to depict these closed. Note: The property owner of 9612 Tall Trees Drive appears to be using this access off Springcrest as a personal access without an access easement. A driveway access permit is required None on file Guide is attached. Please complete. Note any further impervious new development beyond this current accessory building will require a drainage report. Since the soil disturbance for this project is <1 acre, EPC DPW has no comments. EPC Project Manager: no re-review necessary. For future reference: The requirement for permanent water quality treatment (i.e. pond, rain garden, etc.) is triggered when >1 acre of impervious area (buildings, pavement, gravel lots, etc.) has been added to a lot since 2008. Since the existing buildings and part of the parking lot are pre-2008, they are not counted towards this. With the previous parking lot expansion and the proposed building, there has been about 0.35 acres of impervious area added. Something to keep in mind when considering future development of the property, but nothing to be concerned about with the current application.
