With this referral, we received the Letter of Intent (Terra Nova Engineering, Inc., September 2025), Plat (Rocky Mountain Land Services, September 4, 2025), and other documents. The referral is for an Administration Plat Amendment to revise a drainage easement on the site at 17224 Longwall Court. No structures are proposed at this time. Available geologic mapping (Geologic Map of the Monument Quadrangle, Thorson, J.P. and Madole, R.F., 2004, CGS OF-02-04) indicates that the site soils are Alluvium deposits overlying the Dawson Formation. The site contains an existing drainage easement, but is not exposed to any geologic hazards or geotechnical constraints that would preclude the proposed drainage improvement to the lot. CGS has no concerns regarding the Administration Plat Amendment. If future improvements are planned, per Appendix C of the El Paso County Engineering Criteria Manual and Section 8.4.9 of the El Paso County Land Development Code, the CGS recommends that a geologic hazards study/geotechnical report be performed that discusses the potential geologic hazards associated with the site (i.e., expansive soils, hydrocompactive soils, flooding, shallow groundwater, etc.).
