1 Provide fire hydrants along the roadway as required per the LDC: Fire hydrants shall be installed adjacent to a road or emergency vehicle lane at a spacing not to exceed 660 feet of vehicle travel distance. Where the proposed buildings warrant, the Fire Authority may recommend a greater spacing distance or require additional hydrants and closer spacing based upon the applicable Fire Code or NFPA standards.

1 The El Paso County Parks Department has reviewed the Sterling Ranch East Community Park site development plan and is most impressed by the site layout, planned amenities, and available parking for park visitors. Many of the well-designed plan details are included in the Sterling Ranch Community Park Urban Park Lands Agreement, which was approved by the El Paso County Board of County Commissioners on December 17, 2024 as Reception #224100564 / Resolution #24-491. EPC Parks staff has no objections to the submitted site development plans and looks forward to future submittals as future phases of the Community Park are brought into fruition. - Updated as necessary Financial Assurance Estimate and/or Letter of Responsibility
- Revised letter of Intent
- Revised drainage Report
- Revised SDP

We are requesting a response letter with your next submittal explaining how each comment was addressed (please copy and paste all comments to your response letter and respond below each comment). Please do not use the words done, fixed, etc. instead explain how you addressed each comment and indicate the sheet number and the precise location on the sheet where you addressed the comment.

Please email me at the email address indicated below for a Review Comment Resolution “RCR” TEAMS meeting prior to submittal to make sure all comments are addressed, so that we can move this project forward to approval.

FYI:

1. Please note that IF you are doing work in the floodplain, please contact Mr. Keith Curtis who is the regional floodplain administrator and he can be contacted at keith@pprbd.org or 719-327-2898 for any permits may be required in the floodplain area, please report your findings to us.
2. The ECM Administrator will sign and date the reports, documents and plans after all the comments is addressed.
3. After approval of the construction plans, the contractor shall obtain from EPC all necessary permits including the Driveway permit for the new driveway.

2. Phase 2 community center address will be 8440 Sterling Ranch Road. Are addresses needed for the following: Stage area, irrigation-8864 Laguna Niguel Way, signage, trash enclosure-what is the height, lighting, pavilion, fencing? Contact me directly for addressing.
