Site Development Plan_V2

SDP_V2 not uploaded. Incorrect file
Based on the LOI_V2 a TIS will not be required.
Based on the LOI_V2 a driveway access permit will not be required.
Road Impact fees will not be applicable unless there is a future expansion of the business, change in business type or outdoor storage on the lot. The allowed use approval to specify use conditions.

An updated SDP drawing must be provided and the following note added to cover any potential future commercial use expansion and advise potential future property owners.

"The owner(s) agree on behalf of him/herself and any developer of builder successors and assignees that owner and/or said successors and assigns shall be required to pay traffic impact fees in accordance with the El Paso County Road Impact Fee Program (Resolution No. 25-337), or any amendments thereto, at or prior to the time of building permit submittals. The fee obligation, if not paid at final plat recording, shall be documents on all sales documents and in plat notes to ensure that a title search would find the fee obligation before sale of the property."

Letter of Intent must provide complete details on the type of business, traffic, number of employees, number of vehicles, who will own the business, if they are residing at the property in the home, if the residential home will be used for business purposes.
A Traffic Impact Study may be required depending on the type of business and the amount of traffic generated.
EPC Road Impact Fees are applicable
Due to the nature of the comments the next review will be treated as a first review.
A commercial driveway access permit will be required for the 2nd driveway access to be used as part of a business.
