All land use review and future development of the Buc-ee's travel center will occur within the Town of Palmer Lake. Please see the attached El Paso County PCD statement regarding this development, which details El Paso County's role in this matter. DPW Development Services Engineering has provided comments on the following documents: -Traffic Study -Master Utility Exhibit -Preliminary Drainage Report -Planned Development Plan (uploaded by Stormwater Team) Engineering review and comments provided are limited to this development's impact to unincorporated El Paso County properties and infrastructure relative to drainage and traffic. The developer should coordinate with CDOT regarding impacts to CDOT ROW. DPW Development Services Engineering does not have any comments on the Annexation Plat documents. After annexation maintenance of County Line Road and Beacon Lite Road within this annexation areas will be the responsibility of the Town of Palmer Lake. Any maintenance agreement(s) between El Paso County and Douglas County for County Line Road should be transferred to the Town of Palmer Lake. Please note that a Work-in-the-ROW permit and any associated fees will be required prior to the installation of the Sanitary Sewer main extension. El Paso County Parks and Community Services Department. The 2022 El Paso County Parks Master Plan shows no impacts to existing or proposed parks, trails, or open space. The New Santa Fe Regional Trail terminates at its intersection with County Line Road near the northern Town of Palmer Lake city limits, and trail users will often cross County Line Road to access Douglas County Open Space and its associated trail network.
