If this lot decides to subdivide and create lots for additional properties along Green Mountain Drive, USAFA would like to make note of wildfire evacuation safety. Wildfire on or near USAFA is a primary risk both to the community and to mission readiness for the installation. Additional residences in the wildland-urban interface area increases the risk; therefore, we are especially attuned to potential effects of development density and availability of emergency ingress/egress. The El Paso County Master Plan specifically recommends “create a fire mitigation plan with residents (potential fire-resistant materials, defensible space, fire suppression systems, etc.) to reduce potential wildfire impacts in neighborhoods adjacent to installations and training areas” (page 115). Thank you for sending the United States Air Force Academy (USAFA) the “4195 Green Mountain Drive – Vacate/Replat” project review request (File #: VR259). As this project is in proximity to USAFA’s boundary, this development will experience consistently loud noises and other sensory effects from recurring training activities in USAFA’s Jacks Valley training area involving live weapons firing, pyrotechnics, air guns, helicopters and aircraft during the day and also at night. We ask that county requests developer to include a noise notice on the final plat and file an avigation easement with the El Paso County Clerk and Recorders Office.
