Note that El Paso County does not have land use authority over property within the City of Colorado Springs; however, it is encouraged that the development consider these El Paso County Land Development Code regulations for the site to ensure that proper measures are taken to ensure compatibility between the proposed use within the City and the existing neighborhood and surrounding properties in the County. The 100’ utility easement will provide a substantial buffer between the proposed multi-family development and existing single-family residential adjacent within the County.
