Review 1: EPC Planning has comments in green text boxes on the following documents: - Application-Petition Form - Letter of Intent - Ground Lease - Lighting Plan - Sign Plan (informational, no resubmittal required) - Site Development Plan (to be uploaded by Engineering staff after their comments are added) NOTE: Several of the same document were submitted for multiple required documents. For future submittals, staff requests that you separate these into distinct documents for ease of reviewing and organization in returning comments. For example, separate the construction drawings from the landscape drawings, separate the lighting plan from the elevation plans, etc. Reviewed by: Lacey Dean, Associate Planner laceydean2@elpasoco.com |

Review 1: EPC DPW Stormwater comments have been provided (in orange text boxes) on the following uploaded document(s): - Drainage Report - ESQCP - FAE - GEC Plan - GEC Checklist - PCM Applicability Form - SWMP - SWMP Checklist Please provide the following document(s) upon resubmittal (the planner will need to send an upload request): - PCM Maintenance Agreement - PCM - MHFD Detention Calcs or SDI Form - PCM O&M Manual - Deviation Request Form (For underground water quality facility) Note: PCM documents are required for all types of stormwater quality treatment facilities, not just ponds. This project proposes an underground water treatment vault. Provide the documents above. See the EPC stormwater website for more information and blank forms: https://publicworks.elpasoco.com/stormwater/ Due to the volume or complexity of the comments provided, these comments are preliminary in nature and EPC DPW Stormwater reserves the right to make additional comments. Additional detailed comments will be provided upon receipt of complete information/plans and resolution of the major issues. Please feel free to call if you have any questions regarding this review. Fire Safety and Wildfire Mitigation Program comments: Provide plan showing turn radii meet the 33’ interior and 53’ exterior requirements for the Cimmaron Hills Fire Department apparatus. The following code sections have not been met: (ii) Dead-End Mains. Dead-end mains shall not exceed 600 feet in length for main sizes less than 10 inches in diameter. (v) Fire Hydrant Supply Lines. Fire hydrants shall be supplied by not less than a 6 inch diameter main installed on a looped system, or by not less than an 8 inch diameter main if the system is not looped or the fire hydrant is installed on a dead-end main exceeding 300 feet in length. The line to the hydrant is just over 600’ considering the grade plane, slope and riser to the hydrant. The 6” line does not meet the size requirement and must be up sized to 10”. Sheet C9.4 states, “CONSTRUCTION DETAILS TO BE ADDED IN FUTURE SUBMITTAL.” This is the last submittal prior to construction. When would these details be submitted? Colorado Springs Fire Department is not the responding fire department for this project. Correct the fire department for this project on the construction documents to Cimmaron Hills Fire Department. No Fire Protection Report has been uploaded with the plans. Please provide a Fire Protection Plan. Recommend marking the curbs or providing signs with “NO PARKING FIRE LANE” on west side of the drive aisles. 1. 5813 Palmer Park Blvd will be the address to the restaurant. 2. If the trash enclosure exceeds 7’, a separate address will need to be assigned along with a separate permit. Please clarify. 3. On the vicinity map the street name PAOMIA is spelled incorrectly and should be PAONIA.
